Our Process

 

No two projects are quite the same, and we cannot say that the process for each home is exacly the same either. Being a custom building company, we will tailor the experience as needed for each client’s needs. For the sake of consistency and comfort for our clients, we do adhere to an overall guideline for the process. Here is what to expect:


Where to begin

We begin with a conversation, you and us. We discuss your goals, vision, what you are excited about, what you are nervous about. If you have a building lot and/or a building plan, we will review these together. If not, then we will talk about where you want to be and what you want to build, and develop a strategy to move forward. How will you pay for the project? What is your expectation for timeframe? These are some of the questions we will be asking you, and we want you to ask your questions too. It’s here we begin the flow of “next steps.”


Plan and Selections

The typical next step is to finalize building plans, site plan, specification, and budget. We will tweak and massage the building plans and site plan until it is exactly what you want. You will visit showrooms and research online to select your “big rock” items - typically flooring, cabinetry and countertops, tile, windows and doors, exterior cladding (brick, stone, siding). “Big rock” items are the ones that cost real dollars and have a high degree of variability; in other words, these are items that can seriously push the cost up or down. With plan changes and major selections in place, then a final pre-construction budget can be established.


Contract

The next step is to write and approve and sign a building contract. A building contract will pull all the information that we have created in the previous steps, and solidifies it into a binding working agreement to allow Advent Building Corporation to craft your building. The contract will state what is being built, how much it will cost, the pay schedule, how long it should take, and what all is included.


Permitting

Advent Building Corporation will always strive to perform all building operations within state and local codes and guidelines, and as such, will always obtain the necessary permitting and permissions before breaking ground. This process typically takes between 1 week and 1 month.


Construction

And now the fun begins! Once construction starts we will establish a schedule of onsite construction walks to keep you in the loop on scheduling, next steps, next decisions needed from you, and to invite you to see the work being performed for yourself. This schedule should reflect the demands of the project - one project may need a client visit every few days, others may only need a visit every other weeks. Either way, we will also provide a project status update via email minimum once per week. This pattern will continue until project completion.


Completion

At some point the last nail is nailed, and the last screw has been turned, and the project is completed. Over the last few weeks of the project we expect you to inform us of any defects so we can address them. We will schedule a handoff meeting with you, in which we will walk you through the systems of the building (ie, sewer and water access points and shutoffs, HVAC systems and controls), deliver your Homeowner’s Manual, and hand over the keys. At this point it is your home, the temporary construction locks are removed, the job signs and portajon disappear, and you are free to move in and enjoy.


Warranty

Advent Building Corporation offers a full 1 year warranty on every piece and part of your home or building. We will perform a full nail pop and crack fix and paint touchup at the 12 month mark, which allows the structure to go through a full cycle of seasons. You will have manufacturers warranties on many of the individual pieces of the home, such as engineered wood flooring, appliances, and roofing.
